Near the top of Copper Basin a Timber Ridge lot is steep, rocky granite, so where the grade is too much for a conventional field we bench in the tank and set an alternative system, cutting the trenches to the fall it needs.
Timber Ridge sits toward the top of Copper Basin Road under a full forest canopy, on the edge of the Prescott National Forest and its stand of ponderosa, only minutes from downtown yet deep in the pines. This is true mountain ground, up where the Copper Basin grade climbs toward the Bradshaws and the trees close in overhead.
At the top of the Copper Basin climb the ground is granite and decomposed granite under a dense ponderosa canopy, with boulders and shallow rock across the lots. The elevation and tight, tree-covered parcels make pad siting and access a careful job, and the forest at the edge puts fire fuel on every lot. Monsoon runoff pours off the upper Copper Basin slopes hard in summer.
Building this high on the edge of the forest means the drainage and fire work carry consequences for the lots below and the neighborhood around you. An owner here needs a licensed contractor who can set a pad and drive on steep, rocky, wooded ground without losing the trees or misreading the runoff.
