A Southview lot rolls over decomposed granite on a hard rock shelf, so we fit the tank and leach field inside the setbacks the lot allows, cut the trenches to the depth the rock gives up, and grade the field to drain.
Southview is high ground north of Prescott off Williamson Valley Road. It is view country. The lots look out at the San Francisco Peaks, Thumb Butte, the Granite Dells, and Willow Lake, and people build here to catch them.
The ground is decomposed granite over hard rock, typical of the Williamson Valley bench, firm underfoot but unforgiving once a machine hits the shelf. Lots roll enough that grade and drainage have to be set deliberately, and a large footprint on a smaller lot leaves little room for error on where the pad sits. Rock and tight setbacks are the two constants.
Fitting a large house onto a smaller lot without ruining the view or the neighbor's drainage takes a contractor who plans the cut before touching it. Get the grade wrong and the whole reason someone chose Southview goes with it.
